24 Hour Emergency Line

We operate an emergency maintenance line available for our Fully Managed tenants to report any emergency issues that may arise outside of our office hours; from being locked out of your home, to major issues like leaks and burst pipes. This service is available 24 hours a day, 7 days a week, 365 days a year and is accessible through our office landline number 01970 617 757; simply follow the automated system using option #2 which will put you through to the available member of staff.

Thank you for looking at 1 Stop Letting services for tenants, and our rental accommodation properties in Aberystwyth and its surrounding areas. Our aim is to help you to find that perfect property to suit your requirements, with the minimum of hassle.

References*

As a minimum requirement we will need a satisfactory credit reference report. We might also require a personal reference, or references from your employer (or college), or references from a previous or current landlord. Sometimes we might require a guarantor.

(*Please note that we might use an independent referencing company to obtain and evaluate these references.)

1 Stop Lettings will carry out full referencing either in house or via a third party (rent4sure). ID, proof of address and proof of income must be provided. 1 Stop Letting have the right to reject an application should the above not be carried out.

Tenancy Agreement

This is legal document that details responsibilities, rent, services … etc, for renting a particular property. Tenancy Agreements are granted for a minimum term of six months, which may be renewed if all parties are in agreement.

Fees

  • All Tenancy Applications require one week's rent as a holding deposit. This will be credited back towards your first months' rent as long as the application is completed within 15 days.* Please ask agent for further details.
  • All new tenancies must pay a security deposit (usually equivalent to one months' rent) this will usually be registered with the deposit protection service (Custodial). And held in accordance with the relevant Terms and Conditions.

Deposit

Usually, a security deposit of a minimum of one month’s rent will be required. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your Tenancy Agreement.

If the Tenancy Agreement has stipulated that you can keep a pet or smoke in the property, then we usually require a larger deposit.

(*Please note that under no circumstances can the deposit be used by the Tenant to cover rent.)

Insurance

1 Stop Lettings highly advise all tenants take out contents insurance. Your personal belongings are not covered under landlords’ buildings and contents insurance.
